  • Secure connections between posts, beams, and the framing above

Railings

  • Presence of railings on open sides and elevated areas
  • Height and basic configuration
  • Secure attachment to the deck structure
  • Condition of posts, rails, and balusters
  • Spacing between balusters (where observable)
  • Signs of looseness, rot, or inadequate strength

Missing, loose, or undersized railings are among the most common and serious safety deficiencies found on residential decks.

Stairs

Deck stairs are inspected for safety and condition. Inspectors note:

  • Consistency of tread depth and riser height (where measurable)
  • Secure attachment and structural integrity
  • Condition of stringers, treads, and landings
  • Presence and condition of handrails
  • Evidence of decay, movement, or improper construction

Irregular or damaged stairs increase the risk of falls and should be corrected for safe use.

Safety Compliance
