What Is Mold?

Mold is a type of fungus. There are more than 100,000 known species. Molds reproduce by releasing microscopic spores that travel through the air like pollen. These spores are extremely small—hundreds of thousands can fit on the head of a pin—and a visible colony the size of a quarter can contain billions of spores.

Outdoors, mold plays a vital ecological role by breaking down dead organic matter (leaves, wood, etc.). Indoors, the same process becomes destructive. Mold needs only three things to grow: moisture (or high humidity), a food source (cellulose materials such as drywall, wood, paper, carpet, insulation, etc.), and suitable temperatures. Once established on damp surfaces, mold colonies can spread rapidly, releasing new spores, producing musty odors (microbial volatile organic compounds or MVOCs), and potentially generating allergens, irritants, or mycotoxins.

Spores are always present in outdoor and indoor air. The problem arises when moisture allows colonization indoors, elevating spore counts far above outdoor levels and introducing species that are uncommon outdoors.


Is Mold Everywhere? When Does It Become a Problem?

Yes—mold spores are ubiquitous. On any given day, outdoor air typically contains dozens of mold types. These spores enter buildings through doors, windows, vents, HVAC systems, clothing, pets, and other pathways. Under normal dry conditions, indoor spore levels should roughly match outdoor levels.

Problems develop when:

  • Moisture intrusion occurs (leaks, flooding, condensation, high humidity, plumbing failures, roof issues, poor drainage, etc.).
  • Materials stay wet long enough for colonization (often 24–48 hours or more).
  • Indoor spore concentrations rise significantly above outdoor levels.
  • Species more typical of water-damaged indoor environments appear (for example, certain toxigenic molds rarely found outdoors in high numbers).

Early detection and rapid response to water events are the most effective ways to prevent large-scale growth and costly repairs.


Common Indoor Molds and Potential Health Considerations

The most frequently encountered indoor molds include Cladosporium, Penicillium, Aspergillus, Alternaria, and, in cases of prolonged water damage, Stachybotrys chartarum (often called “black mold”).

  • Cladosporium: Common outdoor and indoor mold; frequently allergenic; can appear in cooler or damp areas.
  • Penicillium / Aspergillus: Often grouped in lab reports because their spores look similar. Common on water-damaged materials. Some species are allergenic; certain Aspergillus species can pose greater risk to immunocompromised individuals.
  • Stachybotrys chartarum: Prefers chronically wet cellulose materials (drywall, paper-faced products). Spores are relatively sticky and less easily airborne than many other molds. It can produce mycotoxins under certain conditions. Media attention has sometimes exaggerated risks, but any significant indoor growth warrants professional assessment and remediation of the moisture source.

Important notes on health effects (based on CDC, EPA, and scientific consensus):

  • Mold exposure can trigger allergic reactions, asthma exacerbation, nasal congestion, coughing, wheezing, eye/skin irritation, and other respiratory symptoms—especially in sensitive individuals, children, the elderly, or those with existing respiratory or immune conditions.
  • Damp indoor environments are consistently associated with increased respiratory symptoms even without specific mold identification.
  • Serious infections are uncommon in healthy people but can occur in immunocompromised individuals.
  • Not all molds produce significant mycotoxins indoors, and the health impact of mycotoxin exposure from indoor mold remains an area of ongoing study. The primary recommendation from health authorities is the same for all molds: remove the mold and fix the moisture problem.

Individual responses vary widely. Symptoms that improve when away from a building and return upon re-entry are a common indicator that indoor conditions may be contributing.

There are no universal “pass/fail” numerical standards for mold in homes. Professional assessment combines visual inspection, moisture evaluation, and targeted sampling when appropriate.

Typical inspection protocol includes:

  1. Detailed visual examination of the structure (attics, crawlspaces, basements, bathrooms, kitchens, HVAC systems, windows, roofs, exterior drainage, etc.).
  2. Moisture mapping using meters, infrared thermography (where helpful), temperature, and relative humidity readings.
  3. Identification of active or historical water intrusion sources.
  4. Collection of samples when indicated:
    • Surface samples (tape lifts or swabs) from suspect and non-suspect areas.
    • Air samples (spore traps) for comparison of indoor vs. outdoor levels and species profiles.
    • Occasionally vacuum or other specialized sampling.
  5. Laboratory analysis by accredited labs that identify spore types and quantify concentrations.
  6. Comprehensive written report explaining findings, locations of growth or moisture, interpretation of lab data, and recommendations for remediation and prevention.

Air sampling alone is never sufficient. A thorough visual and moisture assessment is essential. We explain results in plain language so you can make informed decisions.

Pre-remediation testing establishes the baseline extent of contamination and helps define the scope of work.
Post-remediation verification (clearance testing) confirms that remediation was successful and that conditions have returned to normal background levels. This should always be performed by an independent third party.


Are All Molds Bad? Should You Be Concerned?

Not every mold species is equally problematic, and low background levels are normal and unavoidable. However, visible indoor growth, musty odors, elevated spore counts relative to outdoors, or unexplained health symptoms in a damp building should never be ignored.

Concerns include:

  • Health impacts (allergic, irritant, and in some cases more serious effects).
  • Structural damage (mold can degrade wood, drywall, insulation, and other materials over time).
  • Reduced indoor air quality and quality of life.
  • Potential property value and insurance implications if left unaddressed.

The single most important control measure is moisture control. Keep indoor relative humidity ideally below 50–60%, fix leaks promptly, ensure proper ventilation (especially bathrooms, kitchens, and dryers), maintain good drainage, and respond quickly after any water event.

  • Maintain indoor humidity at or below 50% (use dehumidifiers or air conditioning as needed).
  • Use exhaust fans that vent outdoors in bathrooms and kitchens.
  • Ensure clothes dryers vent outdoors.
  • Fix roof, plumbing, foundation, and window leaks immediately.
  • Clean and dry any wet materials within 24–48 hours.
  • Improve drainage around the foundation and keep gutters clear.
  • Avoid carpet in consistently damp areas (basements, bathrooms).
  • Consider mold-resistant products during renovations when appropriate.
  • Schedule professional inspections if you notice musty odors, visible growth, water stains, or unexplained respiratory symptoms.
