  • Evidence of wear, damage, or moisture exposure on doors, drawers, and frames
  • Proper alignment and secure mounting of cabinets
  • Function of doors, drawers, hinges, and slides
  • Signs of previous repairs, water damage under sinks, or hardware failure
  • Stability and general workmanship of the installation

Cabinets that are well-maintained provide reliable storage and contribute to the home’s appearance. Moisture damage, especially under kitchen and bathroom sinks, is a common finding that can indicate past leaks and potential for further deterioration.

Condition of Countertops

Countertops are assessed for material type and visible condition. Common surfaces include laminate, granite, quartz, solid surface, tile, butcher block, and others. Inspectors note:

  • Cracks, chips, burns, or other surface damage
  • Evidence of water damage or swelling at seams and edges (particularly with laminate or wood)
  • Secure attachment to the cabinetry
  • Condition of caulking and seals along backsplashes and sink cutouts
  • Overall cleanliness and signs of excessive wear

Damaged or poorly sealed countertops can allow moisture to reach the cabinets and substrate below, leading to more extensive repairs over time.

Operation of Built-in Appliances

Built-in appliances are tested for basic operation when it is safe and practical to do so. This typically includes:

  • Range/oven (burners or elements, oven heat, and basic controls)
  • Dishwasher (start and basic cycle function)
  • Built-in microwave (operation and exterior condition)
  • Garbage disposal (operation and visible condition under the sink)
  • Other permanently installed appliances such as trash compactors or warming drawers, when present

We observe whether each appliance responds to controls and appears to function in a normal manner. Unusual noises, failure to start, or obvious defects are documented. A home inspection does not include specialized diagnostic testing, calibration, or evaluation of every cycle or feature.
