Roof Sheathing

Sheathing (typically plywood or oriented strand board) provides the solid base under the roofing material. Inspectors assess its condition for:

  • Soft spots, delamination, or water damage
  • Gaps, improper fastening, or areas of inadequate support
  • Evidence of past moisture intrusion that has compromised the wood

Damaged sheathing can allow water to enter the structure and reduce the roof’s ability to resist wind and snow loads—important considerations in Montana’s climate.

Roof and Attic Framing

The structural skeleton of the roof and attic—rafters, trusses, joists, and ridge boards—must remain sound. Our visual inspection checks for:

  • Cracked, split, or sagging members
  • Improper modifications or overloaded areas
  • Signs of stress from heavy snow loads or inadequate support
  • Connections and bracing that appear compromised

While a home inspection is not a structural engineering analysis, identifying visible framing issues allows buyers and owners to seek further evaluation when needed.

Moisture

Moisture is one of the most common and damaging attic/roof problems. Inspectors look for:

  • Active or past leaks (stains on sheathing, framing, or insulation)
  • Condensation on surfaces
  • High relative humidity readings when measurable
  • Water entry points at penetrations, valleys, or eaves

Ventilation

Proper attic ventilation is essential for temperature and moisture control. Balanced intake (soffit) and exhaust (ridge, gable, or roof vents) systems help prevent heat buildup in summer and condensation in winter. We evaluate:

  • Adequacy and condition of existing vents
  • Blocked or missing soffit ventilation
  • Signs of inadequate airflow (such as frost or excessive heat in the attic)
  • Whether the system meets general performance expectations for the home’s size and design

Poor ventilation is a frequent contributor to ice dams, elevated attic temperatures, and moisture accumulation.

Insulation

Attic insulation plays a major role in energy efficiency and comfort. Inspectors note:

  • Type of insulation present (fiberglass batts, blown cellulose, spray foam, etc.)
  • Approximate depth and coverage
  • Areas of missing, compressed, or disturbed insulation
  • Evidence that insulation has been affected by moisture or pests

Proper insulation levels help reduce heating costs in Montana winters and improve overall home performance. Gaps or wet insulation lose effectiveness and can hide other problems.

Signs of Fungal Growth

Fungal growth (commonly referred to as mold) thrives in the presence of moisture and organic materials such as wood and cellulose. Our inspections include a visual evaluation of accessible attic and roof areas for:

  • Discoloration, staining, or visible growth on sheathing, framing, or insulation
  • Musty odors
  • Conditions that favor growth (elevated moisture, limited airflow)

Visual mold inspections are included in our full home inspection reports. Note that some fungal growth can act as allergens or, in certain cases, present more significant concerns.
